Part Three of Three
In Part Three of our series about OWN A New Home in Midtown Atlanta GA within Four Weeks, we will look at the possible dates for such a project. Part One focused on the Buyer and the Brokerage. Part Two focused on the support professionals who can make it happen.
Suppose that Atlanta Homes ODAT Realty received a request to help a Buyer find a home to be "moved in before April". That would mean a Closing no later than March 31st.
If the Buyer wants to be in by the end of March 2014, the team needs to form and to get going. Here's a tentative schedule for the steps the Buyer must take to meet the purchase goal.
Remember - this is without having selected a target home yet - the four weeks comes into play once the special home has been chosen and the offer accepted! That's when the Mortgage Lender takes over the Front-Running position. Interestingly enough, delays in the mortgage process are often caused when the Buyer doesn't submit all the documents requested according to the timetable. Hmmm - whose responsibility would that be?
Mid-February 2014
1. Apply for Mortgage.
2. Choose locations to see.
3. Make appointments to see various options.
Late February 2014
1. Finalize Mortgage details.
2. Narrow down choices.
Early March 2014 1st - to 4th
1. Choose exact new home
2. Submit Contract to Purchase including Mortgage info
Early March 2014 5th to 7th
1. Negotiate contract, including any Seller concessions the Buyer may request.
2. When accepted, "Lock" Mortgage Rate.
3. Schedule House Inspection.
4. See if Buyer wants to ask Seller for Repairs.
Early March 2014 8th to 10th
1. Finalize the Mortgage situation and remove Financing Contingency.
2. Complete Mortgage related documentation.
3. Finish discussions on possible repairs and remove Inspection Contingency.
March 31st - ENJOY the Closing!
If everything goes smoothly, there is always the possibility that the Closing could be moved up to Friday, March 28th. That would give the Buyer the weekend for moving ...
