Many small houses have been over looked by home buyers, because they want big and nice houses. However, hidden gems are found by many investors as they buy them and turn them into money machines.

They are many investors buying small ugly houses, because there are inexpensive. They cleaned up, painted, and repaired the damage of the house with little money.  Plant some bushes and flowers in front the house and put in some mulch for curb appearance, now this small ugly house turns into a gem - a beautiful and nice dream house, that is ready for rent or resale for profits. 


Money Machine

One and a half years ago, a 2 bedroom, 2bathroom, 1 car garage house with 1000 square feet living area, sold for $54,000.  The house didn’t have much work required.  It easily rented out for $750 per month.    Currently, the same small house can be sold for $69,900.  About 3 years ago a house with 2 bedroom 2 bathroom 1 car port, 1000 square feet living area was sold for $28,900. Now the similar house sold for $43,000.  Also, a tenant pays $550 per month.  Tenants will take care of the lawn, bushes and trees around the house - also tenants will pay their own utilities.   The first $50 on any repairs will be paid by the tenant.     You decide - is this a money machine with a good return on investment?

I have several rentals and all are smaller houses.  You can buy them cheap and rent them out for a great rate of return.  And because the rent prices are lower, they are very easy to keep rented.

Investors usually see the potentioal especially with rising property values. Getting an owner occupied to see thru the work is a bit more challenging in my experience. Great article though.

I love your post Kwee!!!  I don't envy people who live in luxurious large homes for the reasons you mentioned above.  I have a 1,842 square foot 2-story home, 3 bedrooms, 2 bathrooms, and a nice spacious yard that backs up to a walking trail in a quiet neighborhood surrounded by pecan trees.  Of course, the upgrades I'd make to it would be installing energy efficient windows to save money on monthly utilities, which aren't really bad since I am very conservative with my utilities usage. And...a water softener!!! I hate hard water!!!
