Hi Everyone -- I'd say yesterday's Open House was quite successful with approximately 200 groups(not

people, but groups) through -- some were agents with clients while a handful were agents previewing the

home to see if it would work for their buyers.

With this particular property, the seller will not review offers prior to Monday, February 24

in order to fully expose the property to the market. All disclosures, inspection report, termite report, title

report and advisories have been completed by the seller and the buyer will acknowledge them if/when they

submit an offer.

Two HUNDRED??? Wow, Michael. The only open house I ever had with more than 14 parties in 25 years was 22 parties. I have had 14 parties twice. Every other open house I have ever had has had 0 to 12 parties, with most around 3-7. I would not know how to handle crowd control at such an event. Wow!

Lisa -- on my way back from picking up and dropping off open house signs at my office, I logged onto AR and saw a post by Kathleen Daniels which was featured about this very subject --- otherwise, I might not have mentioned the number as it seems almost unbelievable to some who, like you, have results that vary.

I think of open houses almost like a cocktail party -- working your way to make sure people are acknowledged. Unfortunately, you can't get into any in-depth conversations but my goal is to get exposure for the house that will result in a sale.
