Exterior projects provide the most return, according to Remodeling magazine's 2014 "Cost vs. Value Report." Of the 10 most common projects nationally that recouped the most value in the resale, eight are exterior replacement projects. Specifically, replacing a steel front door typically recoups 96.6 percent of the cost at resale. Another benefit is that the project is one of the least expensive to complete.

Why exterior projects? Because they contribute most to the curb appeal of a home and help make a great first impression with homebuyers. The projects could make a difference between having buyers flock to your home and getting fast and multiple offers versus having buyers indifferently seeing your home and making weak offers.  

The other exterior projects that have good returns in value are: a wood deck addition, siding replacement, garage door replacements, and window replacements.

Of course, interior projects matter too. Once the buyers get inside, they want to be impressed. But sellers want to get as much money back as possible on the sale from a new renovation project. Interior projects that do well with a return include adding an attic bedroom (which can earn a 84.3 percent return) and a kitchen remodel (which earns an average of a 82.7 percent return on costs).
