As A Buyer Or Seller: Are You Ready For Paperless?

Another year goes by and another push for going paperless. I agree we need to be focused on being green. There are too many reasons to count why we should go as green as possible. However, when I speak to my prospects, customers and clients, they are all very different. Some live locally here in Frisco or DFW and others are from outside the area and possibly outside the Texas.When working with all these different people, my job is to make it easy for them to buy or sell. To me, that means I am going to sell and service them the way they prefer to work, not the way I prefer to work.

When I am working with a young couple who have smart phones and run their lives using technology, this is a great opportunity to work paperless. This couple will most likely understand the benefits and appreciate the technology we use every day in real estate. In the same day I might find myself assisting a mature couple looking to downsize and contemplating moving into a home utilizing a reverse mortgage. This couple wants paper. They want the tactile feel of reviewing information on paper. They may be able to handle Docusign but it is certainly not something I am going to force them to utilize.

In fact, while I was being taught more about paperless real estate, I had a conversation with my wife. She is very technical. We met over the phone (no not 976-babe) but she was a technical product manager way back when. We both were deep into technology when the first IBM PC came out (yes we are that old.) When I asked her, she said you better give me the information on paper when we go to see homes. You see that touch is part of how she buys.

What this tells me is that it does not matter age or background when it comes to how a person, couple or family wants to buy or sell. Every one is different. As a professional Realtor® or even as a FSBO, it is very important to understand your customer. This leads us right back to asking questions and listening. Your client will tell you their preferences. Listen and sell to them the way they want to be sold. Whether it is paperless or not, make it as green as possible. Recycle what you can if you are not paperless but always make it easy for your buyer to buy and your seller to sell.

My clients like to receive infromation in various ways. I work with them and sell to them the way they want to be sold to. It does not matter to me how they want to work because when you  work with me—Your Success is My Focus

My clients are old enough to be my folks and they want paper. The irritating part is a lot of them don't even have a computer or internet.

I let the clients take the lead.  I find that even the techno client buyers want a paper listing packet when we view homes.

Hi Jeff. Some deals require wet signatures but I prefer paperless. It seems that buyers and sellers are becoming more accustomed to paperless transactions and I am glad.

I think people confuse paperless with no paper. For me it means less paper. But I've had clients who have no computers, no email, etc. You have to be able to service them as well.

Most of our clients are okay going completely digital, and a few of them are not.  Sometimes they like to have that paper in their hands.  We accommodate both.

Jeff, this is the right approach to happy clients. Some want emails, some want texts and some want hard copies. You have to accommodate your clients.

Hi Rob - many matures have not embraced computers and the internet. While sometimes challenging, they also offer a great reward as when you help them they are grateful and talk about your excellent work.

Hello Joan - isn't that the truth. There is something about holding that paper and taking notes while showing that helps many people.

Hi Laura - I actually think it might make a comeback. One school I know of has their longest list of people waiting for their book binding class. Makes you wonder.

Hello Lana - it is nice when you can utilize the teechnology with your buyers. You are right though, there are still many that require wet signatures.

Hey Joe - technology can certainly help speed things up and for me it certainly does not eliminate the face to face aspect of these sales even though some prefer virtual.

Jeff, My business is paperless.  I do not retain paper files.  99% of my clients don’t want paper files. The few that do get what they want. It’s about what our clients want … not what we want. A few clients want both … they get it.

In Colorado, it is an option for a notary to become an electronic notary to notarize electronic documents.  Rather than using a stamp on paper documents, the notary adds an electronic signature and a document serial number.

Electronic documents can be convenient, just be sure they are kept secure.  Many cloud storage vendors do not provide secure encrypted storage.

I think that whatever your client wants then we should provide.  Seems like mine are about 50/50 on paperless and paper!  

Electronic is much easier, but I do have a few clients that don't trust the internet or are afraid of hackers and their computers crashing.

I work paperless whenever possible, but if I have a client that is not tech savvy and prefers to work the old fashioned way, hard copy pen and paper, that's the way I work.  I work with my clients, not force them to work with me.

Jeff:  I agree about being as "green" as possible, when possible.  Just makes sense to do so.  But when servicing a client, I think we must remain flexible.  Some can digest and handle the paperless thing just fine.  Others prefer the old-fashioned paper route.  I say whatever makes it easiest and most fluid for the comprehension of a client works best for me too ... and I accommodate their wishes.

Been gradually getting there with Cartavi & DocuSign, Evernote, SugarSyn, Drop-Box, and the iPad. STILL give out papers and then send an email with attachment.
