This has been happening a lot. I call to set up a showing appointment and the listing agent never calls back. The listing has 1 picture and all the room sizes are 0 x 0. You can see the effort the agent put into the listing.
I can imagine why the seller chose this agent. My guess is their sales pitch is as honest as their way of doing business. I'll bet the listing agent filled the seller with all kinds of jabber about how she sells more listings on her own than anyone. Fact of the matter is, only about 1% of listed homes are sold by the listing agent –unless the seller signs a contract with an agent like this. The agent won't answer their phone to set an appointment. Neither will they rely to an email on time. Request a showing a few days in advance and I get a reply after a few days. “I NEED 24 HOURS NOTICE!!!” Well could you answer your phone or check email once in a while? All we're doing is asking you to do your job.
Well Seller, you signed a contract with this agent and lots of luck working with a buyer that agent brings in. Chances are that agent is telling the buyer she can get them a really good price at your expense. Be prepared to get pressured from that agent. I'm not sure what they'll tell you, but my guess is she is going to work the seller over to make a sale on both sides of the deal.
Lots of luck if your a seller with no showings. Have a friend call to schedule a showing and see if your listing agent answers their phone. See if you can get another real estate agent call to set up a showing. If you find your agent is not working with other agents and setting up appointments like they should, time to contact a good attorney.
