A Good Floor Plan is the Hidden Treasure of a Home
There is only so much a buyer can see about the functionality and practicality of a floor plan while viewing and searching for homes. It is not until the buyer really lives in it that he discovers if it is a home run floor plan or has true physical and functional obsolescence and it becomes a thorn in his side.
The Agent's Job
While showing the home a good agent will offer suggestions about room arrangement and traffic flow. I have seen some living areas that have doorways, windows, a fireplace, staircase and cross-paths that leave little to no room for furniture to be placed in a logical manner. Forget about the possibility of achieving Feng Shui or mental order, there will be none. This type space is going to be a real challenge to set the sofa, side chairs and TV where everyone in the room can see it or even yet get into the room at the same time.
Flex Rooms
We agents will also be able to see the possibilities of rooms that will flex for many other purposes. Think outside the box. For instance an extra bedroom could serve well for a child's play room or office. One buyer I had was a rock climber and set up a bedroom for climbing practice. I now know that is possible. I have suggested to other buyers that a bedroom be used as a huge walk-in closet when closet space was not to the buyer's liking. The extra bedroom could also be a den, man cave, hobby room or music room. I have even seen a walk-in closet used as a small home office or nursery. These are all the hidden treasures of a home.
Formal DiningThen you have formal dining rooms that I am seeing being used for a variety of different functions other than dining. They can be sitting rooms, formal areas, piano rooms, offices and play rooms. All it takes is imagination and knowing the needs of your buyers and making the suggestions.
Outside Living
Also think about the outside living spaces, the porches, patios, decks and backyards. If the buyer is an outdoorsy individual then these areas can stretch the living space to the outside making the home more enjoyable for the home buyer. Again functionality needs to come into play. Being able to easily get to these spaces is a must. Who wants to go through the bedroom to barbecue on the deck? Who wants to walk through the garage to take guests to the patio and firepit? The access also should not be blocked by furniture to make them truly usable and functional. Climbing over a sofa or dining table to get outside is not fun and takes away from the pleasure of using it.

Many buyers can't see it before they buy even with a good agent's help of creating the vision. But once they move in they will know within a few weeks whether they have hit the jackpot or bought a real dud.
