Time for roof maintenance. Home inspection in Artesia, New Mexico.

On this recent home inspection. The roof was an area of concern for the buyer. And good it was a concern. The roof used to have a swamp cooler on it. This is still a real common place for the coolers in this area. but they seem to always run over and cause shingle damages. In this case the cooler had been removed and a split system had been installed. Good news for the buyers, but the roof issues still remain in place.

The roof has Two layers on it. So only repairs can be made to the roof. If the roof was to be replaced then the entire roof would need to be removed and everything replaced. Only Two layers are permitted to be installed at any given time.

The area of concern is on the back of the home. Take a look at hat I found when inspecting this home for the buyers.

Damaged shingles by old cooler area.

This roof has a limited life span. About five to ten years left on this roof. So getting the repairs done is vital for the integrity of the roof.

The attic framing was affected as well.

Efflorescence in attic.

 Another "FUZZY " photo. But you can see the efflorescence on the framing in the attic.

Easy fixes for the buyer or seller depending on the negotiations at closing.

It's rare to see efflorescence in the attic. I'm used to seeing this in basement walls and concrete slabs.

 That would indicate that there is minreal leaching going on from the granular materials used on the shingles. (or the PH levels of the rain water is very high - i.e. acidic).

Actually this is from the drinking water. The water that is connected to the swamp or evaporative cooler would run over a lot. Yes the water here in this area is really high in lime and calcium.
