ENERGY STAR qualified homes deliver approximately 20% savings on annual utility bills by using less energy for heating, cooling, water heating and the use of Energy Star Appliances.

I would think same style home, price point and location with one energy star and one not, I am sure the energy star would always sell first

So, I'm an advocate for saving energy, however, what is the cost of the energy saving systems (appliances, etc.) in these homes? Is the ROI in these systems, appliances, etc. better than not because it seems like the annual savings couldn't be realized unless the system or appliances were efficient for at least 20 years or more? Comments?

Great blog!  There are loads of Energy Star Homes but agents may not know it unless a seller tells them.  Make sure to look for the Energy Star sticker that is typically in the Electrical panel, but always ask.  

The ROI on an Energy Star home isn't that far out, but can only be measured indivdually, not on a mass scale due to the differences in homes. On average an Energy Star home costs about 5% more, thanks to rebates and incentives for builders.  Most all appliances including hot water heaters are Energy Star, so no extra cost.Extra costs could be added in  insulation that is extra and against the lid of the roof for example.

I sold an Energy Star Shea Xero home with solar panels,  The panels were another $10,000 but they only have a $16 monthly bill for service year round, saving them at least $150 per month on average here in Arizona.  They love it!  

As more and more efficient products come on line, their cost will go down.  Solar panels are projected to reduce in price this year.
