Let's Talk in Unison...Will You?

I was reading a blog and the comments to it today, and ran into a suggestion not to mention in the blogs the discounts that agents/brokers may sometime offer to their clients.

Why?

Because customers read and get the idea and then demand it.

Funny that people come up with these ideas. Let’s not talk about something and pretend it is not happening… Reminds me of childhood

If you get together with other brokers and decide to set a standard in commissions fees so that we are all uniformed about it, it would be a clear violation of law, and we may open ourselves to a huge liability.

Of course, withholding something, not talking about something does not necessarily fall under the law, but the underlying principle is the same.

I believe in our right to talk about everything and anything.

Otherwise, why do we really need freedom?

It seems strange the way that things currently work.  Advertising our fees is OK but discussion of them is not.

I believe, discussion is not a problem. The problem is when it can be considered setting the fees. And no discussion, no problem with creating the impression of setting them.

Hi Jon, There has always been so much confusion about this subject despite all the CE classes that include it in their program. With all the different business models out there this topic is most likley to be discussed a lot more in the future.

Jon, the Sherman Anti Trust Act is very specific about price fixing. Best to not discuss broker fees on a public forum or in a group.

Brokers can give discounts to consumers and consumers have the right to ask for discounts.  There is a misconception that brokers' fees are set in stone.  If agent A wants to give a $500 discount for this, that and the other thing, the consumer can make the decision to use agent A or pay more with agent B.  Competition is healthy for consumers

Found a simple answer for all the discounts that are out there. NO. For awhile there was a tiered listing presentation that was out there. Pay this you get this. Pay that you get that. I agree competition is good.

Works for our government "lets not discuss or READ it" You can discuss commissions all the time do we not do that in our MLS's

It is interesting how something mentioned in the post becomes the main theme in the comments. What surprised me, and what prompted me to write it, is a naive belief that if we do not mention something, then it does not exist. Like the lady was asking not to mention discounts, as if if you do not mention, customers wold never know and never ask for.

It is my experience that customers and clients have an almost unlimited capacity for finding ways to ask for a discount.  The real skill is having a ready (and rational) explanation at one's fingertips for why that isn't going to happen.

Eric - and they do not have to be coached, so whether they have read about discounts on R blog or not, they are not born yesterday, and know well that it is better to pay less and get more.
