I Love Clients Who Speed Date

When working with buyers or even people looking to lease, I love those that speed date. These are the clients that know what they like and what they don't like and they know both things very fast. It's just like Meg from The Big Chill said, "I've been out there dating for twenty years. I've gotten where I can tell in the first fifteen seconds if there's a chance in the world." Now she is the buyer for me.

The Quick And The Dead

When you are a buyer in the current Frisco TX market you need to act quickly. In order to do that you have to know the market. You have to know what you want. You have to be prepared. If you don't act quickly the deal will be done without you and in that case you are dead to that deal.

Some clients understand this and have a strong relationship built on trust with their Realtor®. They listen to their agent and get prepared. Others learn the harder way after they have list a couple of homes by reacting slow.

Know the market

How you get to know the market is by working with your real estate agent and getting them to set you up with a search off the MLS, This will provide you with the most up to date information. It is updated far more frequently than a Zillow or Trulia for example.

What you also get with a realtor is sold information. Now you can find out how long properties are on the market in your area and in what price range. This is important information when you start evaluating properties of interest.

Know what you want

A good start is budget. If you can get pre-approved and know what you can afford, you can now decide where you want to live. Getting a focus on your location and you just knocked down two of the toughest choices you will face. Your real estate agent can help you with both of these criteria.

Now you are faced with a lot of personal choices. Bedrooms, bathrooms, layout, upgrades, needs  and wants all play a part. It is up to you to know what you want and this may take some exploring of homes to help you get a handle on what is a want versus a need. When you can walk into a home and know within 15 seconds there's a chance in the world you are on target.

Be prepared

Just like the boy scouts, you should be prepared. You and your agent should have the paperwork done ahead of time. All buyer agreements filled out. Agency explained and signed off. A contract ready to go with any personal information required and a good idea of how you are going to structure an offer. I use a worksheet with all the details of the contract laid out. This allows me to work very quickly and get an offer in an agents hand with proper addendum and disclosures ready to be sent to the listing agent.

Now You Are Ready

You see a house that just came on the market that day thanks to the search your agent provided you. You contacted your agent, they scheduled the viewing. You know this has potential. You spend some extra time. You have your tape measure with you. You get your agent to run a clue report. By the time you are back at your agent's office you are ready to structure the offer. Before you leave 30 minutes later the offer has been sent to the listing agent and the waiting begins. Now you were quick enough to be in the deal. You were quick and not dead.

Good morning Jeff. I'm sure there are a few places in this country that the real estate market is pretty hot and if a buyer is not ready to move quickly, it will be too late. Nice job with your post, as usual.

Good Morning Jeff: I have learned to become a girl scout when a speculative buyer made an unexpected decision on the day I was not prepared.

Patience is a virtue--- working with buyers who take their time in making a decision. But I can certainly appreciate having buyers who know exactly what they want and are ready to pull the trigger without hesitation.

Hey Joe - that is the case down here. Buyers are making offers our appraisals cannot validate.

Hi Maria - i agree with you that patience is a virtue. The market will dictate at what speed you can work if you want certain properties. I have two couples I am working with who are very patient and they can be as there is no compelling reason for them to move. Others do not have that luxury in the Frisco market today.

Jeff, Our market is moving quickly as well. Buyers can quickly become dead to a deal in hot markets. They must be prepared, know what they want, and be working with a professional, like Jeff Fritzson.

Hi Kathleen - your market is possibly more crazy than ours when you have 200+ people at an open. They must be lightning fast when they work with you.

Thanks Jon - it is like buyers are speed dating the houses they preview.
