This Jamestown RI real estate market is feeling the steady run in the new year in January home sales in spite of the wintry weather. An improved single family home sale market year over year 2013 over 2012 continues in Jamestown.  January 2014 the home sales are up 150% over January 2013.  The luxury home sale market is coming back here also.

  • Average sales price: $ 556,000
  • Median sales  price: $430,000
  • Sales price to list price ratio: 87%
  • Average days on the market: 139
  • Sales currently pending: 4

Knowing the Jamestown RI real estate market is essential if you are considering listing your home for sale or in the market to buy.

  • Jamestown’s home absorption rate is still attempting to get out of a Buyer’s real estate market with 13 months of home inventory.  In addition, the luxury $1 million home resale market commands 46% of the current home market.

  • Jamestown’s home inventory increased negligibly over the prior month, days on market decreased by 21% and list price to sold price decreased to 87% from the prior month.
  • Breakdown of the 5 Jamestown RI homes sold as follows:   0 homes sold under $300,000, 2 homes sold between $300,000-$400,000, 2 homes sold over $400,000 and 1 home sold over $1 million.

Ginny 150% increase in sales is a very very nice increase over January 2013.  It would be great to see that kind of increase every month this year.
