 What will 77 plus million BB's do with all their two-story homes and large estates when they no longer wish to negotiate staircases or large property maintenance responsibilities?

 Demographers & prognosticators are having lots of fun with this one.

 

Many think BB'S will drag & drain the economy to its knees with all of our  ENTITLEMENTS.

Social Security is stable now until 2050 and Gen X isn't that large so that is not a worry. What was a worry is that baby boomers have most of their wealth in their homes so recovering from the bust is of huge importance. What we are seeing in my home is that boomers are selling their homes, banking the equity, and then in many cases not just downsizing, but renting.

The more limited the better Mike. But I can't say as much for me. My primariy residence is a split level with a wine cellar. Nothing but steps. Our beach casita is a two story with 17 steps straight up with no landing and I'm 68 and just had double knee replacements. Hoping to get some milage out of them for the next 20 years or so God willing.

Nothing wrong with renting. In many ways owning nowadays is over ratted. Hope you're right about the SSI. Hopefully we'll be around long enought to find out.

I feel really fortunate that I live in a one-story house.  At one point, I came close to buying a larger 2 story.  My kids were home, and we were busting at the seems. However, because my kids were happy here, I stayed.  It has all worked out for the best!  

I like the idea of putting some sort of "granny pod" on the larger properties that would accommodate it.

I have a ranch with a full basement, which is where my laundry and real estate office is located.  I would ranther have a larger ranch and everything on the same floor.

Our county has a good deal of "Active Adult" communities where the real estate market always seem to thrive. Now, if I could only convince my wife that we should move into one.

Myrl, we're seeing a tremendous interest in "Accessery Dwelling Units" (ADU's) in our market just in the past couple of years. Lot's of folks have large enough properties to accomodate them and most local building jurisdictions support them as well.

Ha! Richard, just wait until your wife starts having difficulty navigating stairs or maintaining a large parcel of property. What a lot of folks are doing in our rather semi rural area is installing ADU's and living in them in order to stay on their property and in their neighborhoods. They move into them and rent out their homes. Often times to their children.

I agree with you that the BBs will create a boom, one way or another. I personally bought a bungalow that I will convert one of my bedrooms into a laundry room so I can have everything on one level.  Currently, my laundry is in my basement.

John - what a neat post! I think we're the BOOM and all the naysayers should go bust :-)  I also am going to adopt the ADU! We tend to use the 'Charleston' term "dependency" but your "Accessory Dwelling Unit" sounds much nicer and really is what it is. More and more of our architectural review boards are having to consider them since 'mom and dad' either don't want to, or don't have the money to go to an expensive assisted living place and contractors are making space to have these ADUs!

Connie, only a matter of time. Building jurisdictions Nationwide from townships, cities and counties are beginning to acquiece to the concept. One of my best friends owns about 3.5 square miles in Hoenwald and has built 10 homes on it for his parents, 7 children and he and his wife. Tennessee has some of the most user friendly zoning in the Country.

I am afraid that the residential construction industry is missing the boat on this one, and with no help from existing deed restrictions.  We are going to be hampered (at least where I am) by the lack of smaller, boomer-friendly homes because a) no one is building them because b) deed restrictions prohibit it!

I can't imagine a city or town anywhere in the USA what with 10k BB's are turning 65 years old everyday for the next 20 years that isn't looking into this option very seriously.
