YOU DO NOT OWN THE HOME UNTIL CLOSING- NO REPAIRS WITHOUT PERMISSION

Sometimes before closing a buyer starts to feel ownership of the home.  Let me make it clear.  UNTIL the home is Signed, Funded and RECORDED you, the BUYER do not own it.  If you want to fix something you need to get the SELLERS premission!   You also should not be on the property without permission.  With a HUD deal especially the BUYER and the AGENT signs a document stating that they will do no repairs or improvements to the property.  They will not go on the property without a REALTOR. 

UNTIL the deal is FULLY CLOSED the buyer is considered a trespasser by HUD.  PLEASE do both of us a FAVOR.  Ask me to let you in.  UNDERSTAND that I am OBLIGATED to stay with you.  I am RESPONSIBLE to the SELLER to see that there are no problems. 

THIS deal will CLOSE on FRIDAY.  JUST WAIT.... Now I have to figure out how to get the ladder you left off the property

Gets the job done!

Thank You Shiela!  It has been quite agravating.  The buyer borrowed the ladder from the neighbor.  He showed me why he needed it.    The listing agent showed up during our walk through.  I told him not to say anything about the ladder.
