Well it is now officially Spring and with Spring comes an increased amount of action in the real estate market. March has already been a good month with lots of activity in the Orange County Real Estate market. What is key in our current real Estate market is that sellers area realistic in their pricing. The recent increase in activty has come as a result of sellers who have priced their homes realistly, the low interest rates which are still available and some buyers jumping off the fence.
Sellers who are thinking of selling need to be realistic in the current market conditions. This is Spring of 2008 not Spring of 2001-2005. In those times many sellers would put their home on the marekt with attitude "if I get my price I will sell" and for the most part they got their price. Today the inventory levels are much higher, with a high number of bank owned properties, short sales and other distressed sellers. For sellers to test the market at this point it only hurts the overall market with more inventory.
If you do need to sell, the best thing you can do is consult with a STRONG real estate agent. What I mean by a strong real estate agent is an agent who will actually inform you as the true value of your home and not just list your home at what your think it is worth. Also a strong agent will actully ask questions as to your specific needs and desires. This allows them to determine what is best for you and your family.
It is a still a great time to sell your home depending on your specific needs. The real estate market is rarely as bad as it is made out in the press, it is always best to consult with a experienced preofessional real estate broker.
