Maintenance fees are bound to increase, just as nearly every expense increases over time due to inflation.
Here's where we're at for Makaha condos in 2014.
Makaha Valley Plantation managed to hold the line and keep the fees exactly the same as they were in 2013. The two bedroom townhomes with 815 square feet interior are charged $516.57 per month. The grounds of Makaha Valley Plantation cover 28 acres and it has two swimming pools. That's a lot of land to landscape and maintain. Maintenance fees pay to take care of the common area, water, sewer and basic cable tv.
Makaha Surfside also kept its fees the same in 2014. Monthly maintenance for studios is $404 and one bedrooms are $456. The fees cover common area expenses, water and sewer.
Makaha Beach Cabanas fees went up just a tad, from $389 in 2013 to $401 in 2014. Maintenance fees here cover the common area, water and sewer.
Makaha Valley Towers increased by 3% in 2014. This year's monthly fees are $560 for studios, $708 for one bedrooms units and $837 for two bedroom units. Maintenance fees at Makaha Valley Towers cover electricity, central air conditioning (yes, this is the only building around with central air), basic cable tv, water and sewer. While the fees are higher compared to other buildings, don't discount the inclusion of electricity and central air conditioning. That's quite a deal!
Makaha Shores fees increased. Studios are now charged $430 per month, one bedrooms $538 per month. The fees cover the common area, water, sewer and basic cable tv.
Note - all of the condos above have master insurance policies and the premiums are included in the maintenance fees. Owners are still encouraged to obtain a basic homeowners policy, which usually runs about $175 - $200 per year. Oceanfront condos may also require additional flood insurance, required by some mortgage lenders.
