Over the last several decades the area of Glen Allen Virginia has experienced a lot of growth in subdivisions and new homes. Notice how the median sales price so far is considerably higher for the current month of February than any of the other preceding 12 months in the bar graph above. Since roughly one week remains before the February data will be complete, that bar graph likely will change.
It's also important to distinguish between median and average original sales price for single family homes and other residential properties. Median usually refers to the average of the two middle values. However, the average original or sales price takes into account all values, respectively.
