After entertaining several offers and conducting a request for highest and best, we went under contract on this beautiful spacious home in the Willbrooke subdivision within walking distance from downtown Duluth.
The buyer was VERY excited to be acquiring this home. She completed her inspection, and there were very minor things that came up. Since my seller had agreed to help cover closing costs, the buyer agreed to take care of the inspection items.
After the inspection, we all patiently awaited the appraisal. This home was listed higher than most any agent would have suggested. As a matter of fact I received one offer that out and out said we were way over priced. Guess what? That agent was wrong, and thank God we got the appraisal at the asking price.
