Should I Buy A Preexisting Home or Build A New One

Right now that is becoming one of the biggest questions in Frisco TX. Should I buy or should I build? There are many great home builders in Frisco. The biggest challenge is deciding on where to live within the city. There are some areas where there just is no more new construction. Many sub-divisions are built out and if you want in them then there is no choice. There are still some great places that have both preexisting and new homes.

New Homes

Challenges

  1. You are going to have to wait if you want the entire new build experience. In Frisco you are looking at a minimum of  8-9 months on a 3,000 square foot home. Longer if you want larger.
  2. You can't build every model on every lot. That means while you might have the right plot, you might not have the right plan for that lot.
  3. You can't build the same model too close to each other.

Advantages

  1. You get to pick colors, upgrade, hardware, etc... This is your custom, semi custom or track home. Depending on the price and builder will determine your customization.
  2. You can have it inspected while it is being built not just after.
  3. You often can get closing costs and other costs covered by the builder (don't worry they have that built into their model too.)

Preexisting Homes

Challenges

  1. You do not know how this home was maintained.
  2. You are stuck with certain aspects unless you want to invest in changes. Some will cost more than others.
  3. Depending on the market you may not be able to get the home you want.

Advantages

  1. You can usually move in within 30 days.
  2. Your landscaping could be a lot more mature. Landscaping is not an inexpensive proposition.
  3. You may just be able to get a lot more upgrades than you thought as many homes do not get back what was originally invested.

What To Do, What To Do,  What To Do

This is by no means a complete list of challenges and advantages. That would take a lot more than a blog post. As you can see from a quick review, it is easy to justify and rationalize either decision. Regardless of whether you buy or build, the steps are easy:

  1. Visit a lender and find out what you can afford.
  2. Engage a professional Realtor®, as they work with people everyday with these decisions and can help you work through the issues.
  3. Enjoy the process. This will be one of or the largest investments of your life. Try to enjoy the experience.

Good morning Jeff. Always a great discussion that many have. You did a great job putting together a set of pros and cons for either side. Cost wise, a new home is much more expensive in most cases.

Good Morning Joe - you are correct as your pare paying for the priviliege of choosing your colors and upgrades. In addition, right now the dirt is getting mroe expensive just to build in certain areas. Thanks for commenting Joe.

Jeff, As Joe pointed out, new construction is generally more expensive. Great job pointing out the pros and cons. Either way, buyers want to hire Jeff Fritzson to represent them.
