When Listing a Property . . . Less is NOT More
The listing agent enters in the property information. They also include notes with showing instructions, or other "must knows" that Buyers' Agents would find handy.
To me, the more information available on a property, the better.
Why?
Because it's one less email or phone call I have to make, and one less email or phone call the listing agent has to field.
Here's more information I'd like to see in listing sheets:
- The combo to the underground garage . . . so when I'm down there showing the deeded parking spots and the door closes behind me, I can actually get out without having to wait for a resident to make the garage gate swing open.
- A little blurb about the lockbox being broken . . . 'cause when I call and you tell me "Oh, the lockbox isn't working and you need the RAD to get in," that means YOU KNOW the lockbox is acting up.
- How about the number for the detached garage? Might be nice for the buyers to know where the detached garage is located in relationship to the unit they're considering buying. I could "guess" but then, it's just not considered due diligence for some reason. Oh, and maybe a little insight on how we might actually get in to see the detached garage . . . a key somewhere maybe, or a garage door opener would be SWELL!!
Having correct HOA dues, accurate numbers of "levels" in the property, and then maybe stating the fact that the upstairs bedroom is really a "loft" might also be helpful.
If I were a listing agent, and I am an Exclusive Buyers Agent who does not take listings or represent the sellers, I would put things like that in my listing. Just sayin'
