When Listing a Property . . . Less is NOT More

The listing agent enters in the property information.  They also include notes with showing instructions, or other "must knows" that Buyers' Agents would find handy.

To me, the more information available on a property, the better.  

Why?

Because it's one less email or phone call I have to make, and one less email or phone call the listing agent has to field.

Here's more information I'd like to see in listing sheets:

  • The combo to the underground garage . . . so when I'm down there showing the deeded parking spots and the door closes behind me, I can actually get out without having to wait for a resident to make the garage gate swing open.

 

  • A little blurb about the lockbox being broken . . . 'cause when I call and you tell me "Oh, the lockbox isn't working and you need the RAD to get in," that means YOU KNOW the lockbox is acting up.  

 

  • How about the number for the detached garage?   Might be nice for the buyers to know where the detached garage is located in relationship to the unit they're considering buying.  I could "guess" but then, it's just not considered due diligence for some reason.  Oh, and maybe a little insight on how we might actually get in to see the detached garage . . . a key somewhere maybe, or a garage door opener would be SWELL!!

Having correct HOA dues, accurate numbers of "levels" in the property, and then maybe stating the fact that the upstairs bedroom is really a "loft" might also be helpful.

If I were a listing agent, and I am an Exclusive Buyers Agent who does not take listings or represent the sellers, I would put things like that in my listing.  Just sayin'

Carla, as much info as possible is always nice when reading a listing.  When listings are lacking info, a trigger in my brain goes off that just says the place is missing something, or doesn't have much to offer.  Plenty of info, and even more importantly, plenty of CORRECT info makes a listing much more appealing.

I'm with you.  Give all the relevant info you can in the agent remarks.  Don't cut and paste what you say to the general public on the internet.  Give me stuff I need.

Good morning, Carla...it's the listing agent's responsibility to present the property properly and to provide the buyers' agent with the path of least resistance when showing the property....that agent may remember how easy it was and show other properties the listing agent has listed!!!

Since the listing agents are generally present at our showings it isn't as necessary. But I can imagine if you are sticking a lockbox on a property, making sure everything is covered is a necessity.

Carla, Reminds me of the scarecrow in the Wizard of Oz ... if I only had a brain. It's not wonder this industry has such a bad reputation.  I list homes and promise you I provide all the information ... and more. Details, details and more details.

But, I still get agents calling me asking questions because they don't read what I put in the MLS (LOL)!  What are we to do?

What is sad, Carla, is that when listing agents do this and we attempt to call to clarify, we can't get them to return calls.  THEN when we're at the property with the buyers, WE are the ones who look like we don't know what we're doing!  

I've been there before - it's SO frustrating!  As a 'primary' listing agent, I try to remember every single little detail in my agent information section - I WANT to make the buyers' agents WANT to sell my listings!!
