Metal roofs are great, or are they? Install the roof the correct way.

At Desert Sun Home inspections I get to see homes with metal roofs installed by general contractors. The home owners think they are getting a really nice lifetime roof with little or no issues to think of in the long run.

But what about when the job has been completed and the contractor is standing at your front door wanting a check or cash for the what you thought was a completed roof?

Just because it looks good, doe's not mean it is a good roof installation.Get a "Trust but verify inspection".

This will ensure you get what you are ready to pay for.

This home used as an example for the Trust but verify inspection is a classic case of the contractor cutting corners. What started out as a really good looking metal roof installation, ended up with an argument between the seller and the roofer.

Here is a look at the metal roof that was installed.

Metal roof.This metal roof looks like a really nice roof and it is.

But the fact of the venting comes to mind when inspecting this home.

 

 

Metal roofing.If you look at the shots closely. You will see there is no venting in the roof.

When I was in the attic inspecting this home. I found that there was a ridge beam. This was not cut out for any ventilation for the roof.

No venting for the attic.When in the attic, the can vents that were once on the home when it had a shingled roof were removed.

But no other venting was installed. No soffit venting and no Ridge venting for the roof to breath and the attic to get air circulation.

This home was a prime example of why you need to get a trust but verify inspection before paying the huge bill for a metal roof.

Hi David,

All work by contractors should be inspected to be sure you are getting what you paid for. How many people actually check the size of the A/C unit or the furnace to see if the invoice is correct with what was installed?

Metal roofs have been installed on homes for a century. Then the asphalt shingles come onto the markets. The builders liked the look.

But today there are so many options for a metal roof.

The roof was fine. They just didn't install a bit of venting. This could cause major issues in the future for the home owners.

Why would you not get an inspection. The fee is far less than getting shafted by a shady contractor in the end when you want to sell the home.

No matter of it is a metal roof or a shingled roof. There needs to be a trust but verify inspection for the work done. This way you know it is either right or a wrong installation.

Great example! It never hurts to get an inspection done after a roof has been put up, you can only catch potential problems. Even though contractors are professional, some things can slip through. Check before you end up paying for expensive repairs or modifications in the future.
