#1 What would you do?

You have a listing where the home has severe vandalism. You advertise it as severely damaged and list the quotes to repair. You get over 10 offers on the home by the best and final offer deadline. 3 of the offers are your clients. The highest offer which is a few thousand dollars more than your client's offer is not your client.

What would you do?

1. Reopen offers and bidding

2. Accept the highest offer even though it is not your client

3. Advise your client they need to raise their offer a few thousand dollars

4. Other options

 

My seller accepted the highest cash offer from the best and final offers.

If the property is not your own, I would ask the seller what they would like to do.  Evaluating all of the elements of the offer, cash vs finance, etc.  Show them the less likely risk, regardless of whose client it is.  Sounds like it is a cash purchase with lots of damage.  Get the best cash offer, period.
