A few months ago I appeared on a local Radio show. I received the recording for it but understand that no one would want to sit and listen for 45 minutes so I opted to create several short video clips showcasing some of the best topics from the show. These factors are two of the biggest determinations on how many showings a home will get and very likely the quality of offers. Since nearly every buyer (last statistic I saw said 98.9% of buyers) shops online prior to buying a home, the way the home is viewed online will likely determine if a buyer is interested in viewing it.
As Margaret Gehr wrote about in the blog, A picture says a thousand words. Which is good because they don't read, very few buyers actually pay attention to more than the photos. Their entire opinion on the home is what they see.
Professional staging, like what we do at Home Matters in Indianapolis, helps to showcase the home, showing lifestyle, size, scale, and focal points. Buyers are easily able to see just how roomy the home is, how their furniture will fit in the space, and visual cues will direct them to the features and benefits.
By showcasing the home so that buyers don't need to guess at the space, and creating a warm, welcoming environment, showings increase. When showings increase, the likelihood for a sale increases. The more potential buyers that are vying for a property, the better the offer.
