Should we re paint the home before selling?

I get this question all the time from sellers; Should we re paint the entire home before we put the home on the market?

YES. Buyers love fresh interior and exterior paint but it has to be done right and with the right colors.

bad paint jobs bad paint jobs

bad paint jobs bad paint jobs

So if any room in your home looks like this, without a doubt the answer is YES- if you want to get the most amount of money for your home.

I am a preferred listing agent for Bank of America. I sell their lender owned properties. I saw walls like this all the time. Homes like this will sell but for far less money.

For the home owner that wants to sell their home and get the most amount of money for it, yes please repaint the interior and exterior if it has not been done recently and with the right colors. What a buyer sees when the home has been repainted is that it is a large expense they do not need to take care of. It also gives the emotional feeling that the seller is invested into selling their home because they have put time and money into selling it.

Here are some great light neutral colors to paint the interior of your home.

2. CREAMY WHITE (AKA SPRING IN ASPEN)

3. EDGECOMB GRAY

5. FRENCH CANVAS

6. LANCASTER WHITEWASH

7. MARITIME WHITE

8. OLD PRARIE

9. SAILCLOTH

These interior colors are light and neutral enough to go with just about any decor.

I always tell my clients to "remove the objections." If the paint is objectionable, well ...

Thanks for telling us about your favorite colors...that helps to know which direction to go when buyers want to paint and freshen up a house before listing it. Great article. Thanks.

Laurel -- Yes, the home will sell with those funky paint jobs, but at much less than if there were lighter, neutral colors on the walls.

Great points.  I tell my clients that fresh paint is the most cost effective way to make a big impact.

There is nothing a like home with a fresh coat of paint.  That along with cleaning and decluttering goes a long way.

Fresh and neutral paint speaks volumes about the way a home is cared for to a buyer.  First impressions are also so important and paint is the least expensive way to give a buyer reason to take a look!  Thank you for posting.

I've seen re-painting make the difference between sale and no sale over and over again.  I just had a seller who wanted to re-paint in November and it was too cold to make that work.

I did a prelisting consultation today and this home is so fresh and clean I couldn't find anything for them to paint.  It will sell for top dollar and quickly.

Lovely post Laurel!  I do like those neutral colors as they will go with just about any decor and are pleasing to the eye!  Repainting definitely does make a difference but you don't want to do it too soon before a showing as to leave a paint odor and then consequently having the potential buyers and showing agents red flag why you put up a fresh new coat.

Nice! I see posts like this on Pinterest as well and it really shows off rooms with those different paint colors you have mentioned. I would be interested if you had links to show what those colors looked like in rooms. I'm a Pinterest junkie though!

Very good and informative about painting! Thanks!

Yes, yes, and YES.  I've seen homes that have had dark blue walls with the whole "sponge painting technique" applied to all walls.  It was terrible.  They weren't willing to paint, so we weren't willing to list.

Fresh paint will always make a home look "fresher and newer." And if it's vacant for sure... as what else do buyers then have to focus on but floors and walls?

Only paint the common areas and leave the decorating ones alone. Also, there is no denying the smell of fresh paint or fresh anything for that matter..Humans like it

Painting is a cheap "nice touch" so why not?  Even the tiniest advantage is an advantage.

I agree. Kind of depends on the colors that the seller chose at some point. My daughters purple bedroom would have to go.

I would paint interior walls a shade of white but just touch up the outside to make it look fresh.

I like your neutral colour list. Very warm.  I agree with you, paint, but please do an awesome job or hire a professional.
