Christmas Decorations, Spoiled Food, and Bug Corpses

Preparing Your Home For SaleThis is the front door of a listing my clients and I went to see yesterday. We joked that I had to plow through the packages to even get to the door and it only got worse when we were inside. There were Christmas decorations everywhere. Don’t get me wrong, I love Christmas but, it has come and gone and the decorations need to be taken down. The pictures in the MLS portray the house as being vacant. Decorations and clutter are a terrible distraction inside for buyers viewing the property and a surprise when they are expecting a vacant home. Something had spoiled and the smell of rotten food was permeating. The bug corpses in the kitchen were piling up and the pile of packages blocking the door is an invitation for trouble and a red flag that no one has been home for months. This home is in a very desirable neighborhood with a convenient location yet, it’s been on the market since November.


We weren’t inside for more than five minutes; my buyers were so turned off by everything that was going on that they didn’t want to go any further. I’m sure many others have done the same thing with their agent. Whether or not the listing agent has told the sellers what needs to be changed I’ll never know. If he has and they disagreed then he shouldn’t have taken the listing because at this point it’s a poor reflection on him and his sign is right in front of the property for everyone to see.


I can’t say it enough; the neighborhood and location can be right but, unless the home is properly prepared and presented for sale it’s not going to sell unless it’s at a price that’s way below market value. Hearing that your home needs to be de-cluttered or that repairs need to be made isn’t always easy but, it’s necessary and required for a successful sale. A competent Realtor® goes through a home with buyer’s eyes and their suggestions are made to maximize your sale price and limit days on the market.

John, my hubby got upset with me when I left the outside decorations up til the week after Christmas! I had everything down inside, but had run out of time to do the outside....boy did I hear about it! 

When an agent doesn't speak up, it definitely DOES reflect on that person eventually. I am wondering if Amanda sent him her feedback. (I always ask the agents for feedback, but some don't bother, sadly).
