#2 What would you do?

A client books a showing on a rental property for 10 am. You confirmed yesterday that they are coming. You arrive at 9:45 am and set up the house. You wait until 10:15 and they have not shown up. what would you do?

1. Call and text them to see if they are coming.

2. You wait another 30 minuts.

3. You leave a card in the door with a message to call yo if they show up and you leave.

4. You leave and write them off.

Hi Lori - after 15 minutes, I call and/or text.  If I don't receive a response quickly, I leave.  If they contact me afterwards, it's time for a heart-to-heart conversation. Things can happen but communication, expectation and respect standards need to be established quickly.  

As far as I know, they aren't making more than 24 hours in a day -- time is so important.  To everyone.

I agree with Michael. It's important to set expectations at the beginning to establish a good working relationship for both parties.

I think I would call them. If they dont respond wait another 5 minutes then leave if they havent shown up. If they cant be on time for an appoinment why would rent be any different! Unless they had some type of emergency at the time.

Calling them is the best!  If no answer, text, and let them know they will have to preview at a later date and time.  Move on!!

Looks like all my answers are taken! I agree with the 15-20 minute time window, especially if was 10 am on a weekday, which may mean getting off work/maneuvering traffic, etc. That's about enough time for me to check and return a few emails and calls and not feel my time is completely wasted.
