Combining my Best Transaction With My Worst Transaction - All In One!

Once upon a time, I had a short sale transaction that started out as a very pleasant and nice one.   The client was a referral, and seemed to be eager to get the job done right.    We went through all of the proper steps with the bank and the listing, but were having a lot of trouble getting and keeping offers.    There were some problems with the house, so we had to keep reducing the price.  My seller went from the nicest person to the nastiest person within a year's time.   

There were other issues, also, and when we finally had a fabulous full price cash offer, he did absolutely everything in his power to stop things from moving forward.   He would not allow the buyer to test the soil from where the oil tank had previously been (underground), would not allow the buyer back in the house for anything!   Finally, after great delays, everything was accomplished.

The home had just about everything wrong with it, but my buyer wanted to continue.  Banana bread

The buyer, who had been working with me for almost a year at this point, was the dream buyer.   This gentleman changed my tire in this driveway one day, when we came out to find my tire flat as a pancake.    I said I would call AAA, but before I knew it, his jacket was off, sleeves rolled up, and the trunk was open.   Such a gentleman.    Always, no matter what the seller's antics, always had a big smile and told me it had nothing to do with him or me.  

My buyer kept saying, "Keep your head high, as you are so wonderful, and you need to know that.  It's the seller who is having problems..."

To this day, the buyer still calls to say hello, and is always cheerful, no matter what.   I think I will take him some banana bread.....
