 Roofing 101, come on contractor's.

When preparing home inspection reports for my client's. I use words like poor or unprofessional installation.

When it comes to a roof installation, the roof is critical to be installed correctly.

I have been posting about roofs lately. The roofs have been a sore spot with roofing contractors who think I am picking on them.

The sellers think I am going over board when listing issues in a home inspection report that are not an actual "Leak".

I will not matter to me if there is a "Leak or not when inspecting a homes roof". If the roof was not installed correctly, then I need to report it in the report.

Check out what was found on this roof and why it was reported.

Here we have a roof that was an overlayed roof. This means it was the second layer of roofing materials to be installed on this home.

The boots or pipe penetrations were never removed to be re installed correctly.

No boot on electrical mast.Here we have an electrical mast without any boot. This means the small amount of sealer used will dry out over time and then leak. This roof was installed about Six years ago.

No new boot on pipe penetration.Here you can see the issues with not installing the boots correctly. There are issues with the what the contractor did this overlayed roofing job.

The existing boots will leak in time.

Vent with no boot.Here we have a vent that already has issues at the base of the vent. It will leak when it rains. Not a good thing when the buyers was told the home has a newer roof.

 

The roofers don't like the issues brought up. The agents don't like it and the buyers love it. Now what?

The buyers really like it when I find issues not in the disclosure. But the agents are not that pleased. They don't like to have to write a repair request letter.

Contractors that take short cuts are very common. I am sure if I inspected in Bristol I would find almost the same thing. This is why inspections are so important.

Clint, 

You make a great point about reporting what you find. On a roof there are issues such as too few nails, gaps, or manufacturer defects in shingles. These may not present an immediate leaking issue, but over time they will. The boots are so important too, even if it is a small rip or tear, it can lead to a significant problem down the road.  If you see it, report it.
