How important is "Curb Appeal" when selling your home in New Port Richey or Trinity Florida? Curb appeal can be very important to not only attract buyers to your home but a nice front yard can help set your home apart from your competition. Your competition when selling your home refers to the other homes for sale in your neighborhood. Many home buyers will start to judge your home from inside the car when they pull up to the curb. That is why "curb appeal" is so important. I have on more than one occasion had home buyers tell me to move on and skip viewing a home based on the condition of the front of the home.
Sometimes having sparse front landscaping can be better than an unkempt front yard. Weeds, old or faded mulch, overgrown shrubs, cobwebs, mud dabber nests etc...can all turn off buyers. Buyers will think that if the front yard is unkempt or in need of attention that the rest of the home may be neglected and need attention. Keep in mind that home buyers will start to deduct any improvement or repair needed from the homes sales price. Here are two homes of the same size and style. One has stellar "Curb Appeal" and the other does not. The home without curb appeal is a photo of my home when I bought it for $15,000 below the cometition on the market at the time.
