The January 2014 data came out saying that home sales (closed listings) were down, but prices are up and still rising.
What is important to know is that home sales being down in January is normal. Prices continuing to rise points to the market looking strong as we head into Spring...(If it ever gets here with this below ZERO weather we can't seem to shake).
This February seems to be as steady and busy as the Februarys in recent memory. The main thing I have noticed is the lack of listings out there for buyers who are looking. That comes from two things:
1) With prices up, the lowest price ranges are starting to dry up, and a buyer simply can't get the home they were hoping for at the prices we saw say a year ago.
2) I do think the cold weather has delayed some sellers from listing their home for sale. However, due to the lack of listings out there. If your a seller ready to list your home I would get it listed now. There are buyers looking.
In conclusion the weather has probably slowed down buyers just due to the lack of inventory. I think this well make for a real busy March, April and May...
