Hi there. It's Ian here bringing you an update of the Everett Homes for Sale under $200k.
It's been 54 days since my initial Blog on this subject and there has been a lot of good activity in the intervening time period.
Inventory is significantly lower as a result of good buyer activity, and anyone considering the sale of property should take heed. Make hay while the sun shines, as they say!!
At the end of February we showed an inventory of 54 properties. Today that list has reduced to 33, as listed below.
Sales since February:
50 properties were sold in the past 54 days and there are also 48 properties currently pending.
Price Per Square Foot:
The price per square foot ($/sq ft) of properties currently listed is as follows:
Lowest: $87 approx.
Highest: $222 approx.
Average: $151 approx.
Our market looks to remain strong through Spring, and the trend of the past 2 years would indicate that our market will remain so throughout the rest of the year.

Everett is a City working very hard to re-establish itself as the major community North of Seattle and is offering steady growth from a very cost-effective platform. Ideally situated away from major city suburbia and:
· with wonderful views over Possession Sound
· being on the borders of extensive farming communities to its North and East,
· within a short drive of excellent skiing resorts such as Stevens Pass, Snoqualmie
· having beautiful, ever changing views of the Cascade Mountains, Olympics, and the jewels of Mount Baker and Mount Rainier
· being in the heart of the Washington ferry system providing access to the beautiful get-away San Juan islands, and British Columbia
· being just a short drive to Canada and British Columbia
All this, while retaining easy access to the night life and major attractions of the ‘Emerald City’ – Seattle, 40 minutes drive to the south, and Vancouver, Canada, less than 2 hours drive to the North.
Having been a major hub for the timber industry during the early part of the last century Everett is now recovering from a deep recession when the lumber industry declined and moved away. It is recovering strongly.
Property prices are showing strong growth again and major city developments, such as the huge expansion of the Everett Community College, and Providence Hospitals, development of Marina’s and planned waterfront development, roads and city center. All of these things are helping to fuel that recovery.
