Don't mix water and electricity. Desert Sun inspections. Carlsbad, NM.

Tri plex inspection yesterday in Carlsbad New Mexico.

The home has had a lot of changes to the way the homes air conditioning had been modified. The swamp coolers had been on the roof. they were removed from service in lew of installing window units for air conditioning.

The ducting had been removed and a new rolled roofing had been installed. Good right? Only of done correctly when removing the swamp cooler components.

The electrical plugs for the coolers were left in place. When tested they were still live. The main issue is what the condition of the plugs were in.

Take a look at these plugs left in place.

Live plug on roof. These are the original plugs for the old coolers. No plug protection for the plugs.

These need to have a weather tight box and cover for the plugs.

Open plug on roof. This plug was even tarred over on the lower plug.

I guess the installer of the roofing did not see the plug and mention the need for protection to the owners. Just a guess.

Even the water line for the old coolers were left open.

Who ever did the removal of the coolers and the installation of the new roofing needs to go back to school for learning the proper way to do things the safe way.

Home built in the late 40's and block. Would there be anything else but an ungrounded system? No upgrades on this home but the front door.

The roofing materials were installed correctly. The rest of the job was done poorly. More to it than just laying rolled roofing in place.

Are you kidding? I did apply for the building inspector position back a couple of yars ago.

I was turned down citing i needed more experience. Then they hired a young guy who could not pass the state test for municiple inspector. Go figure.

There are a number of issues with this roof.

The buyers are from Carlsbad. But they didn't get a full home inspection. They needed a roof inspection to get insurance before they closed the home. Similar to the post I had for today. Crazy. Only roof inspections lately.
