“So you would like to see ALL of the HUD Homes for Sale in Coweta County GA?”

“OK, that will be easy. There is ONE HUD owned home for sale at this time in Coweta County Georgia!”

You heard right. One HUD home for sale county wide. Not twenty, not fifteen, not ten. There is ONE HUD home currently for sale in my county.

Even in the best of times there are foreclosures. Homeowners lose their jobs, or get sick, or overextend themselves.

So the fact that there is only one HUD home offered for sale in a county with over 50,000 housing units is almost hard to fathom.

Has the tide of foreclosures finally been stemmed? It this a temporary blip on the housing radar or is this reflective of a new real estate reality?

The next twelve months should produce the answer!

While we rarely have had more than one or two HUD homes in our market (and I think we have 1 right now) we still have plenty of fannie/freddie and other REO homes. About half of what we had at the bottom of the market, which looking back was 2012 around here.

WE also only have one or two, but the overall inventory is also very very low,.

People will have to consider building if they want to get into a home before fall.
