The real estate market is an ever changing landscape. In the past ten years in Phoenix, there have been times when it was a seller’s market, a buyer’s market, and even a period of time when it was absolutely no one’s market!
But one fact of life is that there will always be foreclosures. You know the reasons, no need to go over them here. But one person’s misfortune is another’s opportunity.

Because it’s the one place that you can find and buy property that is substantially lower than actual market value! And most of them are not on MLS. There are no real ‘deals’ like that on MLS. Almost every property there is priced at market value. You are never going to find the kind of spread between price of acquisition and market price on the MLS, and that’s what every investor I work with is looking for!
