Are New Construction Homes Getting Bigger?My wife Tammie and I work as a team, and recently we have been showing quite a few new construction homes. In our area new construction is booming, probably due in some part to the extremely low inventory of existing homes. In showing these new homes, we've both noticed that the new construction homes seem larger than just a few years ago.

I suppose this should be no surprise to anyone who is selling new construction. Information recently released by the National Association of Homebuilders (NAHB) makes it very clear that new construction homes are definitely getting bigger. A lot bigger. And in places you may not expect.

Average new home sizes rose from 2,362 square feet in 2009 to 2,679 in 2013, an increase of 13%. Where is this additional space going? One place is additional bedrooms. According to the NAHB, 48% of new homes had 4 bedrooms in 2013 compared to 34% in 2009.

Bathrooms are another area in the home where additional square footage is to be found. In 2010, 23% of new homes had 3 full baths. in 2013, 35% of the homes had 3 full baths.

The most popular features in new construction for 2014, according to the NAHB, are great rooms, walk-in closets in the master, and low-e windows. In fact, energy efficiency is a prominent theme for 2014 as new buyers are putting a lot more emphasis on energy conservation. The desire for Energy-Star rated appliances, programmable thermostats and Energy-Star rated windows has been increasing.

Of course additional square footage comes at a price. The NAHB states that the average new construction home price rose from $248,000 in 2009, to $318,000 in 2013.

During this time of extremely low inventory, many home buyers are taking a very close look at new construction. It might take just a little bit longer to see those homes, because they're definitely getting bigger!

The trends are going up and part of this is the economic recovery and the other is that the downsizers decided they don't like being in such small homes and want bigger. So a large part is the boomer generation changing their minds again.

Hi Tom - Well, that explains the increase in prices, which we certainly have noticed. I had mostly put it down to higher demand, but they are getting bigger, so that could account for it as well.

Tom- interesting information.   I have to agree with Debbie.  Even if we want to simplify our lives and perhaps downsize as we get older doesn't mean we want everything to just shrink.

I think the boomers are realizing they need space for visiting children and grand children, plus many are working from home and not choosing to retire in their early 60's. They need a set-up to accomodate those needs. Master on the Main, with at least 3 other bedrooms is what we've got a demand for...and an office/den too. Plus they love to cook - and they want a decent kitchen to do it in...3 car garage - that's nice too for hobbies. Downsizing? Not all of em.

Debbie--I think that is partly the issue. The idea of downsizing sounds good...at first.

Dick--More demand...for houses with masters down especially!

Kathy--I think so too. Many of us are in that age group and we don't all want smaller!

Jennifer--Tammie and I have been working with a number of empty nesters lately. They want smaller until they see what that looks like! Then they want newer as well.

Debb--I think your market sounds a lot like ours. With a lot of the same amenities!

There are parts of our area where the price per sf and heating/cooling costs are reducing the sizes. Especially if it is baby boomers downsizing which happens a lot in this area.

Additional square footage certainly does come at a cost, however many are willing to pay it. I tell my clients to do all the structural things first with their budget, such as adding on that morning room, and worry about the granite later if the budget is tight. They can change the cosmetic stuff down the line but that added space can be priceless to many!
