That was a great line in the “Field of Dreams” but it holds doubly true in real estate developments. It is harder to sell a concept on a map than something you can feel.
I have always said to my developer associates “turn over some soil, pour some concrete and get the spruce up” People need to see, hear and smell!!
Nothing generates new build excitement better than the perfume of off road diesel and freshly turned soil... oh and of course fresh spruce or fir.
Builders should get at least one spec house on the go; bring it to finish and use it for a model until someone buys it then start another. It is folly to build too many ahead as the economy is always an unknown. Just look what happened in 2008. There were states and locales that had huge housing tracts with vacant new builds. (not so in Vermont which is fiscally conservative (please note the qualifier))
So what I saw happen here was that when we were coming out of the recession builders were afraid to stick their money in a spec so there were developers trying to sell a sign in the ground.
If you build it they will come! They finally started building and guess what. They came and are still coming.

ont in Chittenden County and the market is hopping. There are not enough resales listed to satisfy the buyers so the new build market has really improved. Areas that are putting up new builds include , South Burlington, Williston, Hinesburg, St George, Colchester and Charlotte to name a few. I could safely say all of Chittenden County.
