Even early in my real estate career I knew that presentation was important. I understood that if someone connected with the home on an emotional level - I had a buyer! Resources were limited and I had not yet received any formal home staging training.
So here I am at my first listing...it was a small (cozy) bungalow in a quiet little town (location, location, location) with creaky wood floors (character) and dated furniture (old world charm). I knew that all of the buzz surrounding this - close to the city, suburb with good schools and shopping (hidden Gem) would get its fair share of attention, but I wanted to give it that extra something. So I reached into my bag of goodies and pulled out an $18 tube of lipstick and placed it on a mirror with a antique hair brush, a fluffy decorative pillow to which I rendered a center karate chop, and a fake plant that looked almost real. It was a humble beginning but I was certain that this contributed to the little charmer having sold so quickly.
Since those days and thanks to HG-TV introducing me to a host of fabulous designers that offered staging and redesign certifications, my presentations are a bit more complicated but I never underestimate the simplicity of $18 lipstick, a pillow and a fake plant.
