Here is the story of why you trust no one when buying a home.

Single mother and One small child. Rent was too expensive for the single mother to stay where she had been living. So when a lifelong friend of the family heard she was looking for a new place to live he told her he had a Manufactured home for sale.

She went to the home and looked it over. This is great she thought as she walked through the home.

Something I can afford and I would have my own home.

So off to the bank she went to get a loan for the purchase of the home. She was approved for the loan. Good news for the single mother. Right?

Not so fast. The loan manager told her she would need insurance on the home.

So now off to the insurance company to get the required insurance for the loan.

Not so fast. The insurance agent asks her if there had been a home inspection on the home when she bought the home. Her reply, no.

The agent told her she needs to get a roof inspection before they could insure the home.

She told her father who knew of Desert Sun Home Inspections. She called me and I had went there to the home last night. Not a big deal to inspect just the roof right? I noticed a couple of issues right from the start, hoping the home was in better shape when I get onto the roof, I got my ladder off the tuck and went up on the roof. OH NO.

Here is what I found when inspecting this roof.

This roof was beyond repair. The roof doctor needs to be called to replace this roof. Repairs were made to the roof time and time again.

Then when that didn't work they added a sealer over the shingles.

These broken and damaged shingles were all over the roof.

In my honest opinion, I think uncle Bob had done the repairs.

There was no Duct tape present. But I have seen a lot of his work.

The seals for all the boots were degraded to the point they were not even there anymore.

Now the roof is in need of replacement.

New roof = insurance = loan = Home.

The buyer was to get with the seller about the roof.

Hopefully the seller will stand tall and replace the roof. if not, the home purchase may not be able to take place.

No matter who you want to buy a home from. Always and I mean always get a home inspection.

A home inspection could have saved her from a lot of disappointments.
