It's Because of People Like This That I Love My Job

Several months ago, I was contacted by a man looking to move to Franklin. He had made a visit  earlier in the year and really wanted to live in historic, downtown Franklin.

Although, the majority of the homes in the downtown area are historic, he was looking for something unique. He found exactly what he was looking for on my website.

He had done a little research on his own prior to calling me and was ready to travel here to make a purchase. We discussed the details and he scheduled a flight.

We spoke several times prior to his visit. I had previewed all the properties, sent him the property condition disclosures and the covenants, codes and restrictions. He was well-prepared to make an offer during his visit.

We had decided to meet at Puckett's Grocery for breakfast and then head over to look at the homes. Both he and his wife were charming people. We hit it off right away. We spent much of the morning looking at the properties and then broke for lunch so they could talk privately.

A few hours later, he called and we wrote an offer. Within a couple of days, the offer was accepted and we were on our way. The home inspection was completed and repairs negotiated. The appraisal was completed and the home appraised over purchase price. All seemed to be going well. And then it happened.

About two weeks before closing, Mr. Buyer was seriously injured in an accident. He was hospitalized and unable to travel for months. Mrs. Buyer wasn't going to leave his side. I thought for sure they were going to forfeit their earnest money and walk away from the purchase. Instead, they chose to move forward. Even though, they wouldn't be able to move for months.

With some creativity we were able to arrange for a remote closing. I did the final walk-through via video that I sent to the buyers. All looked good and the closing happened per the contract. Not even a slight hiccup.

While the payday was great, that wasn't the most memorable thing about this transaction. You would think a transaction such as this would be fraught with complications but it wasn't. The buyers were so easy to work with every step of the way. Even when they were hit with adversity, they kept their chins up and moved forward with their purchase. No one would have blamed them if they'd walked away.

It will always be a memorable transaction for me for so many reasons. The important thing I learned...it's because of people like this that I love my job.

Several comment here. I realized a long time ago that helping someone is sometimes it's own reward. Some of my most remembered deals were the little ones, with not a bunch of money at the end. I have one now. It has really been a lot of trouble. But the buyer is a bright, sweet young lady buying her first house. It is going to be really wonderful when this deal gets finished.
