If you want to try to KEEP that listing at a price YOU can live with.....Tell those kind of sellers to get a Pre-Listing Appraisal...Why? Because many times if those sellers hear the BAD news from someone other than the Realtor trying to get the listing and from someone who values property for a living and for BANKS come Contract time.....they will get more realistic about pricing the home where it needs to be. I see this all the time!

Seller needs to pay for the Pre-Listing Appraisal not the Realtor.....They need skin in the game just like they do when they paint the home, put in new carpet, new appliances, landscape, whatever.... to prepare for sale.

A Pre-Listing appraisal is just as if not MORE important than renovations and updates to get these Sellers in the Real World on Price. Then you won't have to walk away from that Listing. It is a  WIN/WIN for all concerned.

Mary, your suggestion for a pre-listing appraisal is a new thought to me.

Thanks, I will give this some consideration as a way to overcome the un-realistic seller.

John, here in Georgia, Pre-Listing appraisals are becoming more and more commonplace in a Realtor's arsenal if you will, for selling that home. This takes them out of the valuation equation when Sellers do not want to listen to what they have to say about pricing their home. They place this task on the Appraiser so they can focus their efforts where they EXCEL.....Marketing and negotiating the sale of that home. 

Most Sellers take that Appraisal seriously because for one this is what our specialty is and also because we have NO vested interest in their property....we will give them a 100% unbiased opinion of value for their home. Then the Realtors can list it accordingly and there should be no surprises come contract time.

Plus you can give the pre-listing appraisal to the Bank's appraiser when a buyer comes along. There is a good chance the bank appraiser will come in very close to that pre-listing appraisal. Plus they will be happy to have a recent appraisal to refer to in addition to a sketch of the home which is included in the report. This will save them time and that is always a good thing!
