If you don't tell them----The neighbors will

In our are there area things you might know about the history of the place that you are NOT required to tell. One of those that comes to mind is whether anyone died in the home. Some people get creeped out about it.

If it was a violent death as murder or suicide it can really creep them out. There are other things like aids that we don't have to disclose and yet it creeps them out, that one might not even be legal to bring up. Probably even more that I am not thinking of right now. Need more coffee!

Back to the first subject, even tho you don't have too, I do as the neighbors will. When will the neighbors tell them, as soon as they shut the motor off on the moving truck. Your thoughts on this?

Hi Rob -- disclosure laws vary by state and seem to range from very limited to pretty extensive.  I think you're right that if a seller doesn't tell the buyers, the neighbors will - I believe this is officially called the Mrs. Kravitz Rule(she was the nosy neighbor on the 1960s era television show Bewitched).

Hi Rob,  Our disclosure laws in Colorado say that as listing agents we cannot disclose these events unless we have the written consent of the seller.  It is our job to counsel the seller and make sure they give us permission.  As you said - they will find out!

Rob,

Like Belinda said we can't "tell tales out of school" without permission. As a matter of course when I start taking buyers around I will tell them that if they are really interested in an area or house talk to the neighbors. Roll down a window and smile and you will get the lowdown I guarantee.
