My Other Hat...Helping Buyers

Most of you know that I am a listing agent just like my slogan  SELL YOUR HOME WITH MARGARET ROME.

 

I have Buyers

Occasionally there is a hat change when I have sold one of my listings and need to find them a new home.

Today I am a buyer's agent lining up properties and making appointments.

 

Some appointments are made directly with the agent, some with the owner, some are on a lockbox, some can be shown 24/7 also known as a 'go and show', some have combo locks on the house, some you call the office, some are made through  calling CSS or Showing Time and some are made on line.

Showing instructions are on the MLS for agents to see.

 

 

Take a moment and check the instructions on a house we wanted to see today! Not made up..copied from the MLS.

 

  Read carefully. Can you tell when it can be shown? 

'Suggested Lead Time to Show: 24 hours.

Minimum Lead Time to Show: 24 hours.

Showing Restrictions:

 

No showings on Thursdays, & Fridays starting February 13, 2014 thru February 14, 2014.

 

No showings on Sat, February 15, 2014. No showings on from 8:00 AM - 9:45 AM starting February 15, 2014 thru February 29, 2016.

 

No showings on from 6:00 PM - 8:45 PM starting February 15, 2014 thru February 29, 2016.'

 

 

 

 Buyer's agents have challenges in making appointments. At this  rate it might take until February 2016 to sell.

Going to find a house for these buyers no matter what the challenge!

Pretty clear to me that either the seller doesn't want to sell or the agent doesn't want to co-op.

Time will tell.

Oh boy, make it easy folks. If you aren't ready to sell, you aren't ready to sell. I too wear that other hat on occasion, makes me appreciate buyers agents and all that they do. :)

Margaret, I work the exact opposite. Buyers contact me to find new homes and then I end up listing their home. It's a nice way to work.

Sometimes people don't realize that showing restrictions will keep their home from being sold.  Perhaps their agent needs to have a frank conversation with them.

Reading the MLS show instructions should tell you all you need to know, if the Listing Agent is on top of their game.

Margaret- good grief.  Who has the time to figure out if you can fit that house into your showing schedule.  It's hard enough for agents trying to work out a showing schedule to accommodate everyone's schedule.  This one makes it more difficult.

Most agents would not bother showing this house. I wonder if the listing agent explained it to the sellers.

I would really have to LOVE this home to be motivated enough to get through those directions!  I bet many potential buyers just say forget it.  I would see those instructions as a red flag that these sellers will be difficult to work with!
