The Federal Emergency Management Agency (FEMA) recently concluded a three year project, updating Broward county's flood maps. As a result of that study, as reported by the Sun-Sentinel newspaper , two Florida cities, Pembroke Pines & Miramar have much to be happy about. Much of Pembroke Pines will be removed from the flood zone, with only about 12 parcels, including the Academic Village, Shops of Pembroke Gardens & parts of Century Village, remaining in the flood zone and subject to required flood insurance coverage, per the report. These two cities benefitted from the study because most of their growth took place after 1990; at that time, the cities had rules in place requiring new developments to improve drainage & bring in fill dirt to raise the new construction.
In addition to f
ortuitous construction timing, these cities can also thank today's new engineering technology which allows FEMA to determine more accurately the county's flood paths & land elevation. Many residents that live mortgage free in these cities have always had the option to do without flood insurance coverage & save the estimated annual premium of $300-$400. Residents with mortgages, on the other hand, should still check with their lenders to determine if they must continue to have flood insurance coverage.
