The Marco Island Real Estate Market for January 2014 was on "fire" with gains in closed sales, pending sales (under contract), and average sales price.  Furthermore, inventory continues to decline leaving Marco Island with fewer properties for sale. 

 

Every category of the real estate market for Marco Island had positive reports in January 2014 (for a year-over-year comparison).  Consider the following real estate trends.

  • Pending Sales (Under Contract):  increased by 38%
    • January 2014:  214
    • January 2013: 155
  • Closed Sales: increased by 41.94%
    • January 2014:  88
    • January 2013:  62
  • Inventory (Properties for sale):  decreased by 9.16%
    • January 2014: 1,120
    • January 2013: 1,233
  • Average Sales Price: increased by 14.29%
    • 2013 Average Sales Price:  $563,559
    • 2012 Average Sales Price:  $493,082

There are so many positive factors for the real estate market on Marco Island such as increased buyer activity, terrible winter conditions in the north, Tax-Friendly Status of Florida for Retirees (reference Kiplinger Magazine August 2013), and the desirable lifestyle of Southwest Florida living.   We look forward to continued improvement in the market during season!
