A good thing Secret

As a long-time agent, you learn a few secrets.  Today, I'm going to share one of my favorites.

The photos of a home are crucial part of selling a home.  The photos of both the inside and outside can make the difference now between a buyer putting it on their "must see" to the deleted list of homes. 

I always send out a reminder notice to my e-mail group of former clients to take a photo of the outside of the home both front and back when the grass is its greenest and the flowering plants are in bloom.  This is even if they have no plans on selling their homes. 

I once had a professional landscaper that had a vast variety of wonderful flowering plants throughout his property.  Unfortunately, when he was ready to sell, he could only describe the beauty of how it looked when it was in bloom.  Nothing gets more attention than a home with amazing landscaping against the home. 

When I listed a home last year in January, the home had an amazing garden.  It didn't look amazing though in January.  It didn't sell in the winter months.  As soon as the garden started to bloom, I took new photos of the flowering plants in the garden.  It was under contract within a couple of weeks.  Yes, the new photos had the WOW factor to get the buyer's attention.

Excellent advice! When I list a home I always use a seasonal picture of the house and then add any additional pictures my seller has of nonseasonal times and gardens at the end.

Laura:  Photos are crucial to marketing a home.  Good idea advising owners to make photos when their property is looking its best.  I'll have to remember that.
