Why I Mitigate for Homeowners Facing Foreclosure

I am blessed. As an owner/broker/agent of Keller Williams Realty in Olympia Washington the security and safety of my family future is secure.

After relocating to my family home on Long Lake I partnered with a team of talented individuals to build a real estate franchise dedicated to helping agent have careers worth having, businesses worth owning and lives worth living. We are soon to celebrate our 1st year of service to agents and clients in our local community. In that busy year I have been nagged by an underlying desire to find my way to give back to community.

Loss mitigation with a twist is my answer to how I can have a direct impact on our local community quality of life.

My life, both personal and professional has been a jumble of moves and changes marked by a prevalence for self-employment or business endeavors lasting 3 to 6 years. I "landed with" a man who has remained steadfastly loyal to the Union Pacific Railroad for the past 30 years. That stability has given me the freedom to take chances, learn and grow professionally.

We were living in Centralia when I began my real estate career. Equity was rising fast like the temperature in a car on a frigid day when the sun shines through a window. As my business developed I included the connections needed to generate BPO's and REO listings. With each bank owned real estate property I found myself pondering the fate of the previous owner and was pulled by the ghost of what had been lost. Then I was approached by a preforeclosure servicer recruiting local mitigators.

At that time I became a Certified Loss Mitigator for a national servicer. My focus in mitigation was to open communication between the lender and homeowner, to guide in the collection and compilation of documentation to support forebearance, modification or forgiveness so that homeowners could avoid foreclosure. The servicer was interested in the 70% that would not qualify and the 35% referral fee they would receive if the property were listed and sold. I was interested is disclosing all available options to this troubled segment to help keep them in their homes.

SUDS Group, Inc. was founded in late 2007 by myself and my business partner Dave Sorensen. Together, we have defined a new mitigation model. We act as an advocate of the homeowner not the lender. We do not charge for mitigation services with the existing lender. We want to break the model that loss mitigation is controled by a servicer that is hired by the lender.

Working on behalf of the homeowner we retain the freedom to explore alternative options for resolution. We believe that by partnering with local conventional lenders, investors, and private money lenders we can change the odds and impact "Quality of Life" for our entire community.  Providing mitigation services to homeowners in distress is a gift I give back to a community that has enhanced my life by supporting me in my real estate practice.

There is always a better solution....

Interesting concept Susan. Your background in the Loss Mitigation is a huge asset. Its about the owner and if you can change the rules more power to you.

We are seeing more and more activity on this site as a conduit for agents and the public to get information and find help identifying resources.

I and my buisness partner Dave Sorensen are fielding about 3 calls daily from agents just in our own office.

We give the simple guidance needed to get people on the easy path to mitigation. It isn't "brain surgery" but you've got a series of sequential steps that must be followed to get the most effective results in communication with the lender.
