MLS Pictures I Put in by Mistake

Today I was working on a file and double checking I had changed the status. I thought I would do my AVID (Agent's Visual Inspection Disclosure) and I always review the 50+ pictures in my file. I checked out the MLS and to my horror, I had put in two pictures that should not have been there.

And here I am taking a picture of the upstairs hall bathroom.

So my suggestion to everyone, is to review your mirror pictures and probably all your pictures. I had leveled and cropped them but obviously I did not review them carefully enough.

I have since replaced them with the better ones. I was in a hurry and it was late at night and that just shows I should not be more careful when I am tired. Just a reminder for everyone to be C-A-R-E-F-U-L.

Selfies in the bathroom mirror seem to be a common problem for real estate agents.  Better to have a photographer in the mirror than no photo at all.

Bathrooms are the hardest because often the smallest and more like closets than rooms. The best bathroom shots are tilt that camera sideways, make it a portrait not landscape frame and add the tall shot with a wide shot of another slice of the room. Easy peasy in photoshop to make a set for the bathroom. Add plat map scan and a little doctoring with the lot dimensions and outside footprint is one more fill it to the brim to win. Not leaving MLS sockets empty. Which is like an airline taking off half full. Jet fuel is expensive. Your images are your pay load.

Some bathrooms just can't be photographed without reflections and simply get left out. Kind of like shooting a small bedroom. How to you make a 10x10 (or less) room look good? Especially when all you can see is the corner!

Hi Andrew,

I totally agree and I do always fill all 35 photos with normally great shots that reflect the beauty of the home. Bathrooms are difficult but worakable with some cropping. I normally do not get in the picture. I usually take 50+ pictures to make sure I have 35 good ones plus I take a lot so it makes it easier to fill out my AVID.

Hi Richard,

Yes it is called Agent's Visual Inspection Disclosure and it is for the agent's to fill out but we do not have to go into the attic, under the house, on the roof but just a room by room visual and usually you should find a few things wrong. Cracks in cement, dripping faucet, etc..things like that that are obvious to the agent. The seller's have 3 forms like this and they are very detailed. So I take lots of pictures and especially if I see something that should go on my AVID form and then I can type it up on the state real estate contract site instead of filling it out in terrible handwritting.

The AVID is required by the CA Bureau of Real Estate on all single family homes and apartment complexes up to 8 units.
