January 2014 Sales in the Rockland County Rivertowns

 

How is the real estate market in Rockland County’s rivertowns? Here’s an overview of how we started 2014 as compared to last January.

January 2014 vs. January 2013 – Single Family Homes
New inventory (the number of homes going on the market) decreased 7.1% (13 YTD 2014 vs. 14 YTD 2013). There was a 40% decrease in the number of sales (6 YTD 2014 vs. 10 YTD 2013). The average sales price of homes that have sold increased 94.2% to $856,917. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of the river villages) was $424,233, up 7.9% over the same period last year.

January 2014 vs. January 2013 – Condos, Townhouses and Co-ops
New inventory (the number of condos going on the market) decreased 38.5% (8 YTD 2014 vs. 13 YTD 2013). There was an 400% increase in the number of sales (5 YTD 2014 vs. 1 YTD 2013). The average sales price of condos that have sold decreased 67.4% to $244,800. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the river villages) was $215,675, down 1.8% over the same period last year.
