REALTORS can save New Home Buyer thousands!

          The first question most New

     Home buyers have for me is..

            Do  I need a REALTOR® to help me?

  Last week I was househunting with buyers in a New Homes Community. There were six models and over twenty plans to choose from. Talk about Overwheming! Remember the builder typically has a full staff on site for a community like this and there is a reason! It is to big to know everything even for the exceptionally trained staff.  So when you go in and just go past the sale representative and start to look you have NO IDEA what you do not know or even what you are looking at! The sales representative on site are there to help you but they are being bombarded in the spring market with buyers and questions including yours. While they want to help you they really do... sometimes they are on time constraints.

        This is where your buyer agent comes in.

You want someone who knows the new home process so that they can help you to learn what is possible for you. You want someone who is there answering your questions for as long as it takes so that you make the visit worthwhile. A typical New Buyer wants to know..

  • What am I looking at and what is included?
  • What are some of the options I can add?
  • What do the Options Cost?
  • Are the lots included in the base price?
  • What Lots are Available and which one will maccommodate the floor plan?
  • What type front can I get on the home?

This is proprietary information for the builder and is typically disclosed once you sit down for a cost estimate with the sales representative. Most buyers are not ready to do this on their first visit and may go away thinking the community is out of their price range due to lack of information. A good buyer agent will have all that information before taking you to the community. Did you know most New Homes have at least four different styles of elevations and come in many different color combinations and materials.

Another question I get asked all the time is. How Much do people typically add in options to a home? That will depend on floor plan you choose and the incentive the builder of any community is offering at the time of your visit. Incentives change often and  this can be very frustrating for the buyer but understand this is the builders way of creating urgency. Some buyers find the process overwhelming! But it does not need to be that way. The builders agent is not being evasive with your questions they just need to know more about you before they can answer your questions.They work for the builder and will need to prequalify you and make sure they are not overselling you a home that they then need to scale back.

Patty:  Aaahhh ... it seems you and I were both thinking about new construction and new construction clients this week!  Like minds!  Your advice is so very valuable to those considering a purchase such as this.  They truly are walking in blind and ill-protected without guidance and assistance ...

Gene it amazes me how many New Home Buyers do not think about bringing and agent and yet 70% of New Home Buyers use an agent. The buying process is emotional I even hire someone to represent me when I buy  for that very reason. It costs them nothing to have an advocate looking out for them
