Belle Creek Monthly Market Minute February 2014

Home Sales in Belle Creek continue to hold fairly steady when compared to January.  Frigid temps and lingering snow caused many people to hibernate in February.  While there has been some activity recently, there are still very few available properties to choose from this winter!

  • The turnover rate in Belle Creek for February was 11.2%.   This number represents a slight increase over December and November, but remains flat when compared to January.
  • Average Days on Market for all Belle Creek homes is 23.  This number is unchanged when compared to January, but has decreased from December.  It is similar to what was seen  in the late fall of 2013.  It is also a marked decrease over what Belle Creek saw in late summer and early fall.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 26 Days.  This is a decrease over last month.  Home owners with larger homes - 1900 square feet and up -  have been selling in an average of 21 Days on Market, slightly higher than December's 20 days, but holding steady when compared to January.
  • Average Sold Price for all homes was $211,536.  The average sold price per square foot for all homes was $135.  These numbers are still strengthening in Belle Creek.  Cottage style homes sold for and average price of $200,508, while the larger style homes sold for $244,215 on average.

There are currently no homes available in Belle Creek (this does not include the dirt-start Oakwood inventory)!

I still believe that in 2014 we will continue to see an increase in sold prices in Belle Creek, although probably not as dramatically as in 2013.
